UAB KAITA Living is offering bonds with an 11.5% yield
UAB KAITA Living, an investment holding company owned by UAB KAITA Group, managing a portfolio of co-living, co-working spaces and serviced apartments, is publicly offering a EUR 8 million, two-year bond issuance program.
During the initial tranche, the company aims to place up to EUR 2 million worth of bonds, with the possibility to increase the amount to EUR 8 million. Investors are offered an 11.5% annual yield.
The company operates through four subsidiaries managing real estate properties in Vilnius. All projects generate stable rental income with 95% occupancy. The total value of the managed property portfolio exceeds EUR 58,42 million.
KEY BOND TERMS:
- First tranche size: EUR 2 million
- Total bond program: EUR 8 million
- Interest rate: 11.5% per annum
- Interest payments: Semi-annually
- Term: 2 years
- Minimum investment: EUR 1,000
- Use of proceeds: Partial refinancing of two bond issues issued in 2023
- Collateral: First-rank pledge of shares in two of the issuer’s subsidiaries
- Subscription period: June 23 – July 11, 2025
